home on the internet, directly or indirectly searches the MLS because of all
the websites the MLS feeds.

200+ broker sites for $195 upfront marketing fee. You continue all your
other marketing efforts. I provide you a For Sale Sign with your phone
number on it. Buyer calls are directed to you and you show your own house.
When you find a buyer, if you choose, I'll sit down with you and your buyer
and prepare the purchase contract and all the addenda required by law. I'll
help your buyer find a loan and work with the bank and title company until the
deal closes, keeping you informed every step of the way. At closing I'll collect
a .5% commission ($600 minimum.) If you are an experienced investor or if
you have an attorney, you may want no more assistance, in which case $195
is all you owe.
Realtors will also show your house if you offer a co-op commission. You
should offer between 2-3% but you may offer more or less if you choose. The
MLS will indicate how much co-op you are offering to the Realtor. The amount
