Like all traditional full sevice brokers we will take calls from buyers and show
your home.
  If Jim Roth Realty procures the buyer, you only owe a 3%
Commission
at  closing.  If another brokerage firm procures buyer, you only
owe a
5% Commission at closing.

Just in case you weren't sure FSBO means For Sale By Owner and MLS
stands for Multiple Listing Service as in The Cincinnati Multiple Listing Service
or CincyMLS.  Virtually  every home listed by a Realtor in Butler, Hamilton and
Warren Counties in Ohio is posted on the CincyMLS which in turn posts it on
all the Realtor sites plus many other internet sites.  Every Realtor looking for
homes for buyers searches the MLS.  Almost every buyer searching for a
home on the internet, directly or indirectly searches the MLS because of all
the websites the MLS feeds.

The FSBO MLS Listing Program puts your home on the CincyMLS plus
200+ broker sites
for  $195 upfront marketing  fee.  You continue all your
other marketing efforts.  I provide you a
For Sale Sign with your phone
number
on it.  Buyer calls are directed to  you and you show your own house.
 When you find a buyer, if you choose, I'll sit down with you and your buyer
and prepare  the purchase contract and all the addenda  required by law.  I'll
help your buyer find a loan and work with the bank and title company until the
deal closes, keeping you informed every step of the way. At closing I'll collect
a
.5% commission ($600 minimum.)  If you are an experienced investor or if
you have an attorney, you may want no more assistance, in which case
$195
is all you owe.

Realtors
will also show your house if you offer a co-op commission.  You
should offer between
2-3% but you may offer more or less if you choose. The
MLS will indicate how much co-op you are offering to the Realtor.  The amount
of co-op is also posted on the
For Sale Sign in your yard. If a Realtor
procures the buyer, you only pay
2.5% to 3.5% commission at closing.
